Homeowner Association Fencing

One of the biggest groups of clients for Trex Fencing is Homeowner Associations (HOAs). These buyers often select Trex for the same reasons that homeowners do, but with additional considerations.

Many homeowner associations have perimeter fencing to establish the property lines for the community. A perimeter fence is an important element in projecting the image the HOA wants to establish for existing and potential homeowners, at least in terms of aesthetic sensibilities or even security. Selecting the right product will be influenced by such factors as colors, designs, and durability. Other factors such as fence height, maintenance, and weatherability are also important.

 

HOAs that install Trex have cited that replacing existing wood fencing has significantly reduced their maintenance expenditures. One HOA in particular, based out of Dallas, was concerned about holding off an increase in dues for landscaping and property maintenance. By using set-aside funds, the HOA was able to purchase Trex and determined that over the following five years, would be able to take the savings from the dues and avoid increasing in that budgetary line item. They justified the additional up-front expense because they were able to show the residents that the maintenance line item would remain flat for the following five years before increases in other unrelated expenses would kick in.

 

Another HOA in Utah specifically selected Trex Seclusions Woodland Brown because it matched the overall theme of the properties. With dark brown serving as a distinguishing feature of the community, Woodland Brown was the perfect match for its interior fencing.

 

An HOA in Denver selected Saddle for similar reasons. The tan look was the right color choice for their perimeter fencing. The same idea was also true in Oklahoma where Winchester Grey was installed between brick columns giving the community the distinguishing characteristic of an Estate-style perimeter.

Wood Alternative Fencing

Trex Fencing vs. Wood Fencing

Wood fencing degrades over time even with painting or staining. Trex requires much less maintenance throughout its life.

Traditionally, wood has been the product of choice for privacy fence building. It is readily available, generally affordable, and has natural appeal. Wood fencing is also versatile, offering various design options and comes in a variety of species such as cedar, redwood, and pine (treated). Other localized varieties include spruce, fir, and even the occasional hardwood.

 

While it has its advantages, wood also has its limitations. The most problematic issue is maintenance.  The elements (temperature, moisture, sunlight, wind, etc.) affect all products, but wood is quite susceptible to damage. Wood fencing is also prone to termites and other insect damage. Relatively speaking, wood takes a while to degrade, but it inevitably succumbs to the environment around it.

 

Seven Year Comparison Trex Fencing vs. Wood Fencing Because of the limitations of wood, consumers are turning more and more to alternatives. Nothing lasts forever, but wood fencing, particularly that cut from newer growth materials, tends to degrade more quickly than alternatives such as PVC vinyl and composite fencing. Even treated pine or fir can fail more quickly than manufactured materials.

 

The longevity of a wood fence can be extended by maintenance. Usually, that means regular stripping and staining every two to three years, and periodic replacement of insect or rot damaged materials. However, even though it may be inexpensive to install initially, over the course of its lifetime wood fencing can become quite pricey.

 

Manufactured items are developed as an alternative to wood in a variety of applications such as siding, decking, and fencing. In particular, composite materials are a natural selection because they look the closest to wood and have other material advantages such as strength and durability. As I mentioned, nothing is immune to the effects of weathering. However, composite materials, particularly high caliber products like Trex, are manufactured for long-lasting performance with exceptionally low maintenance. Typically, Trex is a more expensive material than wood, but after several stainings and some repair, wood will surpass the cost of Trex and continue to require the budgeting of maintenance dollars.

Before and After Property Improvement

Trex Fencing Project, Before and After We frequently get requests to compare what a property looks like before and after a Trex fence is installed. Some contractors and homeowners have graciously supplied some of their project pictures that demonstrate those changes so we’ve placed them in the BEFORE AND AFTER Inspiration Gallery. The pictures on this post are from a project where chain link, vinyl, and wood were replaced with Trex fencing in Woodland Brown.  The landscaping is only partially done, but it will give you a good sense of how Trex has already improved the property.

 

In an informal survey, most customers reported that the primary reason they selected Trex was because of its aesthetic appeal. Attributes such as longevity, warranty, and recycled content are all very important but a fence that isn’t attractive is limited to its function as a barrier. If design or attractiveness didn’t matter to consumers, a cheaper, less interesting alternative would suffice. But in actuality, the look of a property is important to most of us. That’s why we invest money in the appearance our landscape, home and building exterior, decks and patios, etc. Trex fencing was designed based on this principle. The appearance of the fence is just as important as the function it serves.

Because wood is the traditional material of choice, most structures replaced by Trex Fencing are wood fences.
